Introduction

Sea Dreams is a 3 bedroom apartment purchased new in March 2007. The apartment is on the ground floor of a development of 28 privately owned units. The development is situated on the seafront at Westward Ho! and is accessible by car down Merley Road, then Ennisfarne Road.

Pre-Arrival

  • We have our own website www.enjoyourhomes.com which provides details of the apartment and local area
  • Bookings / Enquiries can be made by e-mail or telephone or by letter
  • All guests are sent a Cottage Information Guide before they arrive which contains directions on how to get to Sea Dreams
  • The nearest bus stop is ½ mile away along the promenade next to the Co Op convenience store
  • The bus goes to Barnstaple and Bideford
  • The nearest train station is Barnstaple, which is on a branch line from Exeter
  • Barnstaple station is approximately 10 or 15 minutes in a taxi depending on traffic

Arrival & Car Parking Facilities

  • The apartments have an integral Car Park which is on the ground floor of the building
  • Sea Dreams has a parking space allocated, which has a sign to indicate it
  • The Car Park is secured by a roller shutter which is operated by a keypad located on a bracket outside. There is also a Video Entry button which connects to a video-phone in the apartment
  • There is a height restriction for cars entering the car park
  • The key pad is 1.05 m above ground
  • This is also the entrance for wheelchairs
  • There is a ramp down from the entrance road to the car park, which is then levelled concrete and flat and even
  • The Car Parking space is approximately 20 metres from the front door of the apartment – 10 metres in the cat park and 10 metres along the public corridor
  • The keys for the apartment are in a key safe located at the rear of the car parking space attached to the pillar. The key safe is 1.6 m above the ground
  • there is a slight ramp (10 cms) with a hand rail as you exit the car park through double doors onto the corridor outside the apartment is 55 metres away from the entrance
  • there is a separate pedestrian access to the apartment block which includes several steps and is not suitable for wheelchairs

Apartment Entrance Hall & Corridor

  • The front door to the apartment is level with the corridor (2cm threshold) and is 93cm wide and opens inwards. It is a fire door so is heavy and has an assisted closer
  • There are 2 door keys, 1 Yale and 1 mortice lock. The Yale key lock is the highest one and is 1.45 m above ground
  • Inside the front entrance is an entrance hall which leads to the central corridor of the apartment. The narrowest point of this corridor is 0.8 m
  • Bedroom 2 and 3 are off the entrance hall
  • The corridor leads to the Living Room, Bedroom 1 and the main bathroom

Apartment General Details

  • The entrance hall, central corridor and living room are wooden block floors
  • The main bathroom, en-suite to bedroom 1, kitchen and utility room are all tiled
  • The three bedrooms are laid with short-pile creamy/sandy coloured carpets
  • Skirting’s are white and house the central heating
  • The walls are whitish emulsion
  • Fire alarm is fitted to the whole apartment block, there is a alarm sounder in the entrance hall
  • There is a heat detector in the kitchen area and 2 smoke detectors – 1 in the corridor and 1 in the entrance hall
  • The apartment is heated by electricity contained within the skirting except where the room is tiled and then it is underfloor heating
  • Each room has an individual thermostat for the heating
  • Internal doors are all fire doors and are quite heavy

Living / Dining Area

  • Door width 93 cm, accessed from the main corridor
  • The living / dining area is open plan with the kitchen.
  • Rectangular Oak Table which is heavy but can be moved, the legs rest on cushion pads. 66 cm floor to lowest point of table (underspace)
  • 6 high back chairs (moveable) with leather padded seats and no arms
  • One double sofa and one triple sofa both armed – height of sofa sitting position is 42 cms above the floor
  • TV provided with remote control (also available are DVD, CD both with remote control)

Kitchen

  • Kitchen is open plan next to Dining area, 0.5 cm threshold between wooden floor and tiles in kitchen
  • Worktop height 90 cm, with cupboards underneath
  • Oven door is drop down, height of lowest shelf 60 cms, can be accessed from the side
  • Sink is inset into the worktop
  • Hob is inset into the worktop i.e. 90cm high and halogen
  • Built-in microwave, 1.1 m above floor level
  • Built-in fridge, handle is 1.2m above floor level
  • Flooring is tiles with underfloor heating
  • 1.8m free space between all furniture and worktops
  • Evenly lit kitchen with spotlights above work surfaces
  • Good contrast between cupboards and the work surfaces
  • Fridge – highest shelf is 87cm

Utility Room

  • Contains standard size washing machine, tumble dryer and under-counter freezer
  • Accessed from living area, next to Kitchen, door opens inwards, 83 cms wide
  • Narrowest point inside room is 66cms
  • Main hot water and central heating timer controls are located on the back wall at 1.2 m from ground level

Bedroom 1

  • Accessed from the main corridor, door width 93 cms, 0.5cm threshold, opens inwards
  • Short-pile carpet
  • King Size bed provided – 5ft wide, no rails at the foot of the bed.
  • Bed height 66cms from floor to top of mattress
  • Gap under the bed is 34 cm
  • Non Feather duvets and pillows provided.
  • Sheets, duvet covers and pillow cases are cotton
  • 60 cms gap either side of the bed
  • BED CANNOT be moved

Ensuite Bathroom & WC to bedroom 1

  • Accessed from the side of bedroom 1

  • Door width is 83 cms, opens inwards
  • Shower enclosure centre opening doors 41cms wide
  • Shower base is a 26 cm step up,
